The shrinking return

Does your property have trapped equity?

Since 2000, U.S. home prices have risen about 227% while rents have risen about 144%. Rents are higher than ever, but they have not kept pace with the value of the property earning them.

Your return depends on the equity you have tied up. When values climb faster than rents, the cash you collect is a smaller share of what your property is worth, so your cash-on-cash return falls. Many long-time owners now earn far less on their equity than they did in years past.

The cost of a straight sale

Selling a long-held rental can trigger several taxes at once.

Many owners plan for capital gains tax and are surprised by the rest. Depreciation you claimed over the years is recaptured. Higher earners can owe the net investment income tax. Most states add their own tax on top.

Together these can take a meaningful share of your equity. Some of that tax can be deferred, reduced, or spread out, but the choice usually has to be made before the sale closes. That is why we analyze your property first.
